On the market two years ago for 125,000 this is a golden opportunity to own this property at less
than current market value. Property prices have increased significantly in the past two years, the
asking price is fair I think and I am happy for you to view and we can of course negociate!

I would view this house as a blank canvass. It can be lived in and used quite comfortably as it is.
Some modernisation here and there would add a lot of value and that is reflected in the asking
price.

The only major problem is that you cannot use the shower in the upstairs bathroom. It`s been on
the list to do for a while but due to work and circumstances we did not get round to doing it. I`ve
just fitted a new, larger boiler.

The house consists of, on entry to the front door, a large walk in living / dining / kitchen area
combined. Being on the end of the block we get the extra window at the side of the house which
gives the area a lot more light than other plots, it`s east facing so gets the light from sunrise. Then a
small bathroom, the stairwell and back room, we normally have this as a double bedroom but
during the winter we sometimes make it a living room to keep it cosy. There is no heating.

The back room leads out to a small terrace with a barbeque and small seating area, plus the
aluminium staircase that leads to the roof terrace and loft storage space. Typically, this addition
adds good value, the houses were built with only internel hatch access to the loft / roof. Many of the
houses on the complex don`t have this feature.

Downstairs, is an open space / den area / walkway to two generous double rooms and a decent
sized bathroom. The rear bedroom leads out to the lower terrace where there is water and drainage
so you could put the washing machine there or have it grassed as a seating area, we just hung the
washing out there because it isn`t in direct sunlight.
